Project Presentation

The luxury residential project "Volkgasse 16" comprises the construction of a total of 4 residential units and 6 underground parking spaces in Vienna's 13th district of Hietzing, united in the exclusive "Villa Schönbrunn". The design concept and floor plan aim to create the highest level of living comfort and a luxurious feel-good place that focuses on people as residents. A building permit and key contracts for the construction work have been obtained. Construction activities already started in the 1st calendar quarter of 2023 and are scheduled to be completed by the 2nd calendar quarter of 2024.

A total of around 831 m² of usable space will be created here as part of the development project. The plan is for 100% residential use. The name of the project is inspired by Schönbrunn Zoo, which is located directly opposite. All the residential units of the "Villa Schönbrunn " score points for their proximity to nature as well as all the amenities of the big city. The Hietzing project location is not only one of the most beautiful and historic districts in Vienna, it is also the greenest with around 70 percent of the area - Schönbrunn Palace Park and Lainzer Tiergarten are just two notable green oases.

The 13th district of Vienna, Hietzing, is considered Vienna's "greenest" district, as more than 70 percent of the total area is green space. This is mainly thanks to the Vienna Woods, which cover large parts of the district. It is also home to the Lainzer Tiergarten, which is known above all for its diverse wildlife living in the wild within the garden. The famous Hermes Villa can also be found here. Empress Elisabeth affectionately called it the "Palace of Dreams" and it still provides insights into imperial private life today.

Hietzing is located to the west of Vienna's city center and is also the third largest district in the city. With the decision to turn Schönbrunn Palace into a summer imperial residence, Hietzing developed from a suburb into a posh district. Low supply and numerous advantages mean that the district with the imperial flair of earlier times is one of the most expensive residential areas in Vienna.

Micro-location

Nothing is worth more than a good location. The "Volkgasse 16" project is located in the middle of Vienna's 13th district of Hietzing.

The property is located close to the city center of the 13th district and thus also benefits from the amenities of the neighboring districts. In the immediate vicinity there are a variety of modern bars, established restaurants and cafés as well as stores and boutiques that offer everything your heart desires. The Hietzing subway station (U4) is a 15-minute walk away and several bus and streetcar lines provide easy access to Vienna's city center. One of Vienna's most famous recreational areas, Schönbrunn Palace Park, is also located directly opposite the property and invites you to linger and exercise.

A green oasis and elegant residential area in the west of Vienna - this aptly describes the district and thus the location of the "Volkgasse 16" project.

In addition to idyllic green spaces and historic buildings such as Schönbrunn Palace, the Klimt Villa and the Hermes Villa, the 13th district has a number of other highlights to offer. Lainzer Straße in the Alt-Hietzing area, for example, has become an insider tip for fashionable concept stores and trendy cafés. The planned redesign of the connecting railroad between Hütteldorf and Meidling will provide new impetus in the district, significantly improving public transport links and creating additional added value. Furthermore, the housing supply cannot keep up with the popularity of the district, and so there are only a few small exclusive new-build and refurbishment projects, such as the "Volkgasse 16" project in question.

Schönbrunn Palace

Schönbrunn Palace is the largest palace and one of the most important and most visited cultural assets in Austria. Schönbrunn Palace and its 160-hectare park are a UNESCO World Heritage Site. Schönbrunn Palace acquired its present form under Empress Maria Theresa and served as the summer residence of the Austrian imperial family from the mid-18th century until the end of the First World War. During this time, the palace was inhabited almost continuously by a court of several hundred people and became a cultural and political center of the Habsburg Empire.

Schönbrunn Palace Park

Schönbrunn Palace Park was opened to the public around 1779 and has been a popular recreational area for the Viennese population and international visitors ever since. The palace park measures 1.2 kilometers from east to west and about 1 kilometer from north to south. The palace and park form a single unit and are aligned in accordance with the Baroque concept. The Baroque garden design has remained largely unchanged with the extensions from the last decade of Maria Theresa's life and still determines the characteristic appearance of the Schönbrunn Gardens today.

Schönbrunn Zoo

Schönbrunn Zoo in the park of Schönbrunn Palace in Vienna's 13th district of Hietzing was founded by the Habsburgs in 1752 and is the oldest zoo in the world still in existence. Zoologist Stephan Hering-Hagenbeck has been the zoo's director since 2020. Since 2006, the zoo has had over 2 million visitors every year. Around 7,800 animals from 700 species can be seen on an area of 17 hectares. In Anthony Sheridan's zoo ranking, the zoo was named best European zoo five times in a row (2008, 2010, 2012, 2014 and 2018).

Hietzing subway station (U4)

The Hietzing station on Vienna's U4 subway line is located in Vienna's 13th district, Hietzing (Schönbrunn district), on the border with the 14th district, Penzing, and is combined with the Kennedybrücke transport hub. The special feature of this station is the preserved imperial court pavilion, which Otto Wagner designed as a waiting room for the emperor and his entourage, although it was not included in the original plans for the Wiental line of the Stadtbahn. It was probably modeled on the imperial waiting rooms in the large railroad stations of the Dual Monarchy. In 2018, it was used as an exhibition space by the Wien Museum.

Klimt Villa

In the middle of Hietzing, in a quiet location between residential buildings, is the neo-baroque two-storey Klimt Villa in a spacious garden. Gustav Klimt was an important Austrian painter, the best-known representative of Viennese Art Nouveau and founding president of the Vienna Secession. Klimt created some of his most important works here from 1911 until his death in 1918 in a ground-floor garden house, which he used as a studio. He worked on more than 50 paintings here, including world-famous pictures such as "Adele Bloch-Bauer II", "Friederike Beer", "The Bride" and "Adam and Eve".

Lainzer Tiergarten

A last piece of primeval Vienna Woods - this is the Lainzer Tiergarten, located on the outskirts of Vienna. This special recreational area has been a popular destination for city dwellers and tourists from near and far for many decades. Thanks to the unique cultural and natural landscape, the wealth of flora and fauna and the cultural and historical exhibitions in the Hermesvilla, the Lainzer Tiergarten is the ideal place to combine relaxation and experiencing nature. Its total area covers 2,450 hectares, of which 1,945 hectares are woodland.
