Project Presentation

Within the project "Mariahilfer Straße 127", first-class residential and commercial space is being optimized in terms of letting and retained in the portfolio for the long term. Built at the turn of the century, the period building was extensively revitalized over a period of 10 months and has had an impressive new look since its completion in mid-2022. The property is currently 94% let and has a total of 30 residential and 3 commercial units with a total usable area of around 3,561 m².

The project currently generates rental income of around €468,500 p.a. The optimization of the letting has already begun and the first major contracts regarding tenant changes have already been signed. As a result, higher rental income can be achieved. Mariahilf is densely built-up on the one hand, but even though the Wilhelminian-style perimeter block development dominates, there are some high-quality new-build projects. Mariahilfer Straße

As the longest shopping street in Europe, Mariahilfer Straße stretches for almost 4 kilometers. Many international brand stores can be found here and sections of the street are also dedicated as a pedestrian zone. The inner Mariahilfer Straße used to be a special shopping street of the Austro-Hungarian Monarchy and is still home to numerous stores selling local supplies, fashion, furniture and handicrafts as well as numerous restaurants and cafés. In the meantime, it has established itself as the center of Vienna's young and hip scene.

House of the sea

The Haus des Meeres is a former flak tower in the middle of the 6th district, which now serves as a zoo with a variety of marine aquariums and terrariums. The Haus des Meeres is home to tropical freshwater and saltwater fish as well as fish from the Mediterranean and local waters. Here you can walk through the tubular Atlantic tunnel, observe hammerhead sharks on the 10th floor of the tower and take a close look at monkeys, crocodiles, giant snakes and tarantulas in the tropical house. Another attraction here is the magnificent view from the roof terrace, where you can enjoy a wonderful view of the city.

Westbahnhof

Westbahnhof is located in the adjacent 15th district of Vienna, Rudolfsheim-Fünfhaus, on the inner-city, six- to eight-lane Gürtel transportation axis and can be reached by two subway lines (U3, U6) and streetcar lines 5, 6, 9, 18, 52 and 60. Mariahilfer Strasse, which runs west-east close to the south side of the building, provides a direct link to the city center, as does the U3 underground line. In addition to its function as a transport hub, it also serves as a shopping center through BahnhofCity Wien-West.

Naschmarkt

The Naschmarkt is located in the adjacent 4th district and is the largest inner-city market in Vienna. The Viennese Naschmarkt owes its special flair to its mixture of market stalls and eateries, which are arranged in a snake-like pattern in the middle of the left and right Wienzeile. The Naschmarkt is a well-known Viennese sight and should not be missed on any culinary tour. Market stalls selling fresh produce such as fruit, vegetables, spices, fish and meat can be found along its entire length. You will also find restaurants serving national and international cuisine, cafés, patisseries etc. at the Naschmarkt.

Otto Wagner's Vienna Row Houses

The Wienzeilenhäuser by Otto Wagner are an ensemble of three residential buildings built between 1898 and 1899. They are located on Linke Wienzeile in the area of the Naschmarkt in Vienna's 6th district Mariahilf. The houses, designed by Otto Wagner, are an important example of Viennese Art Nouveau architecture at the turn of the century. The Wien River had just been regulated and Wagner had the vision of transforming the Wienzeile between Karlsplatz and Schönbrunn into a magnificent boulevard. In Wagner's work, the houses are regarded as a decisive break with historicism, which had already been announced at the time.

Vienna City Hall

The Wiener Stadthalle in the neighboring 15th district of Rudolfsheim-Fünfhaus is the largest event center in Austria. It is one of the three largest event complexes and one of the leading event locations in Europe. Numerous well-known bands and musicians, from Britney Spears and Lenny Kravitz to ZZ Top, have performed on stage at least once in the large hall. Great shows such as the Vienna Ice Revue (1958-1973), Holiday on Ice, the horse show Apassionata and the circus show Artisten-Tiere-Attraktionen (1959-1995) have been shown here. Numerous sporting events also take place here.
