Project Presentation

Within the project "Lerchenfelder Gürtel 39", first-class residential and commercial space in an existing property in 1160 Vienna is being refurbished and its letting optimized. There is potential through the change in the tenant structure, the re-letting of the vacant and temporary units and additionally through a top floor submission. The property is currently 63% let and has a total of 26 residential and 3 commercial units with a total usable area of around 1,316 m².

The project currently generates rental income of around €84,000 p.a. To date, a total of 5 apartments have been successfully refurbished, and preliminary negotiations are already underway regarding refurbishment measures and corresponding tenant changes for the remaining units. A higher net annual rent can be achieved as a result. The project location impresses with its excellent residential and commercial location directly on Vienna's Gürtel, which means that the inner districts can also be reached quickly.

Welcome to 1160 Vienna

Ottakring is the 16th district of Vienna and is located in the west of the capital. The traditional working-class residential and industrial district of Ottakring is characterized today by its multiculturalism and growing urbanity. The district stretches from the Vienna Woods in the west to the Gürtel in the east and has more to offer in between than many small towns.

Ottakring continues to develop, and it is not only the streetscape in the district that is changing: for some years now, a greening campaign has been campaigning for the redevelopment of shopping streets with tree planting and seating to make the district even more attractive. On the western edge of Ottakring, on the other hand, the Vienna Woods already beckon with plenty of greenery, hiking trails and a panoramic view over the city from the district's "local mountain", the 449-metre-high Wilhelminenberg.

With the subway station Thailastraße (U6) and streetcar line 46 directly in front of the property, the location has excellent connections to the public transport network. The housing market in the district is developing positively throughout, with most new construction projects located near the U3 subway line. There are also renovations of old buildings and loft conversions. Several new projects are being built in Römergasse, and the area between Thaliastrasse and Ottakringer Strasse is also seeing increased construction activity. Some very exclusive and high-quality projects are also being realized on the western edge of Ottakring. The location on Wilhelminenberg is one of the most sought-after in Vienna, with cottage-like villas, plenty of green space and great views of Vienna, and smaller houses with just a few residential units are being built here.

Brunnenmarkt

The Brunnenmarkt is the longest street market in Vienna and stretches along Brunnengasse from Thalia Straße to Ottakringer Straße. With around 170 market stalls and 948 meters, the Brunnenmarkt is the longest permanent retail market in Europe. The Brunnenmarkt is also known as the "Orient around the corner", which is due to its colorful and multicultural atmosphere. This makes it the second largest inner-city market in Vienna after the Naschmarkt and the largest in Ottakring. A lively and colorful culinary scene has established itself around the Brunnenmarkt. From cafés, bars and oriental cuisine to regional foods, souvenirs and designer products - everything can be found here at Brunnenmarkt.

Yppenplatz

All winter sun worshippers in the 16th district should pay a visit to Yppenplatz and the gastropubs located there. Whether for breakfast at Dolce Lago, a quick coffee at Café Frida or an after-work spritz at Wirr 11 next to the large window front, the cozy locations are waiting to welcome you and, thanks to the Brunnenmarkt next door, also offer numerous regional delicacies. But even in the remaining months, the cozy cafés offer a great and relaxed atmosphere as well as delicious offers.

Ottakringer Brewery

The Ottakringer Brewery is home to the Viennese brewing tradition and as such is an important part of Viennese culinary culture. The brewery was founded in 1837 by master miller Heinrich Plank after the monastery of Klosterneuburg, the lord of the manor at the time, granted a brewing license in 1837. The business was relocated to the brewery, which still exists today, in 1850 and expanded into a large brewery over the following decades. In peak years, up to 350,000 hectoliters of beer were produced here.

Thaliastraße subway station (U6)

Thaliastraße station is an above-ground station on the U6 line of the Vienna subway. It is located on the central reservation of the Lerchenfelder Gürtel between the 7th and 16th districts of Vienna. It is named after the Thaliastraße shopping street, which was named after the former Thaliastheater in 1894. The station was renovated in stages from spring 2014 to fall 2023. The glass façade, lighting and ceiling structure were renovated or replaced while the station remained in operation. New roller shutters instead of the previous revolving doors at the ramp entrances now facilitate barrier-free access to the station.

Congress Park

With an area of around 61,000 m², the Congress Park is one of the largest public parks in Ottakring. The park was laid out in 1927 according to plans by architect Erich Franz Leischner. The Kongressbad was built at the same time as the park. The congress park offers a spacious area for leisure activities of all kinds. Children can let off steam here with a variety of play options, but adults will not miss out on the many sports facilities either.

Ottakringer Forest

The Ottakringer Forest is a 192-hectare recreational area in Vienna that offers a variety of leisure activities and a unique natural environment. The area of the Ottakringer Forest stretches from the district border with the 14th district on the southern slopes of the Rosental to the Kreuzeichenwiese and the Moosgraben on the border with the 17th district. The recreation area offers many wooded areas, sunbathing lawns and beautiful natural scenery, where numerous hikes and walks are also possible. A popular excursion destination in the region is the Jubiläumswarte, which lies at an altitude of 449 meters and can be reached via Johann Staud-Straße as well as hiking trails.
