Project Presentation

The project "Kirschbergstraße 31-33" comprises the planning and development of a new building with a total of 52 residential and 3 commercial units in a central location in the district of Möckern, Leipzig. There is a vacant building on the site with high development potential, which can be demolished quickly. The building application for the residential project has already been submitted and is currently being reviewed by the building authorities. As the construction of the building project is not part of the financing, this project has no construction risk. Once planning permission has been granted, all units will be sold globally.

As part of the development project, a total of around 3,126 m² of usable space will be created here, divided into two building sections, a front and a rear building with an attractive courtyard area in between. The Möckern district in Leipzig is very popular due to its high quality of living, excellent infrastructure and wide range of leisure activities. The good location of the property, in combination with the well thought-out project planning, make the new building an extremely attractive project, with the aim of meeting the needs of residents and owners alike.

Location

Welcome to 04159 Leipzig

With 616,093 inhabitants (as of December 31, 2022), Leipzig is the most populous city in the Free State of Saxony, ranking eighth in the list of major cities in Germany in 2021. For central Germany, Leipzig is a historical center of business, trade and transport, administration, culture and education, as well as currently a center for the creative scene and an important trade fair and university city.

The city has been experiencing an upward trend in population figures for years and has developed into one of the most sought-after real estate hotspots in Germany. The city offers a rich selection of historic and modern properties and the constant urban development makes Leipzig's real estate market attractive to investors and property seekers alike. The growing demand for housing in Leipzig is supported by a lively and culturally diverse city.

Micro-location

Nothing is worth more than a good location. The project "Kirschbergstraße 31-33" is located at the beginning of the lively district of Möckern, which directly adjoins the prime location of Gohlis-Süd.

The property location provides numerous opportunities for a diverse neighbourhood life and is characterized by an extremely good infrastructure. The micro-location is also home to numerous shopping facilities, doctors and schools. In addition to the many parks in the area, which invite you to take a walk and linger, there are also plenty of leisure activities. Möckern train station is just a 5-minute walk away and several bus and streetcar lines make it easy to reach Leipzig city center. Leipzig Central Station and the airport can also be reached within 15 minutes.

Discover the surroundings

Between city life and natural idyll - this aptly describes the district of Möckern and thus the location of the project "Kirschbergstraße 31-33".

The positive trend on the housing market has not gone unnoticed, especially in Leipzig's Möckern district. For some years now, investors have been intensively upgrading and developing the area, including in the direct vicinity of Kirschbergstrasse. The Leipzig district of Möckern is characterized by its mature and intact Wilhelminian-style buildings. In addition to historical buildings, modern architectural elements also characterize Möckern's image. New buildings and contemporary residential concepts contribute to a contemporary diversity. Furthermore, in some areas of Möckern there are also detached houses with private gardens, which give the district a pleasant residential atmosphere.

Leipzig alluvial forest

The Leipzig alluvial forest is an area of alluvial forest, most of which is located in the city of Leipzig. It used to be a softwood floodplain (alder) and was regularly flooded by the high waters of the Pleiße, Weiße Elster and Luppe rivers. As a result of human influence through the regulation of the watercourses, a hardwood floodplain (ash, oak, maple) has prevailed today. The Leipzig alluvial forest is one of the largest preserved alluvial forests in Central Europe. Despite the various human interventions and the proximity to a large city, parts of the Leipzig alluvial forest have retained a distinctly natural character.

Allotment garden associations

South of the property there are numerous allotment garden associations such as the KGV Am Marienweg, the KGV Neuer Weg, the Froschburg allotment garden association and several more. The allotment garden associations play an important role in the creation and maintenance of liveable and sustainable urban spaces such as here in Leipzig. In combination with the adjacent alluvial forest, they contribute to the preservation of green spaces, promote biodiversity and serve as social meeting places for community activities and cohesion among members.

Gohliser Schlösschen

The Gohliser Schlösschen is a rococo building constructed as a representative bourgeois country house in Leipzig's Gohlis district. The grounds of the Gohliser Schlösschen extend between Menckestraße (courtyard side) and Poetenweg (garden side) in Leipzig-Gohlis. Of all the upper-class palaces and estates from the Baroque period that were scattered in and around the wealthy trading city of Leipzig, the Gohliser Schlösschen is the last one still standing because it did not fall victim to property speculation around 1900, like many of the magnificent Baroque buildings in the city center.

Red Bull Arena

The Red Bull Arena (UEFA designation: RB Arena, still in use today: Zentralstadion) is a soccer stadium in the Saxon city of Leipzig. The soccer stadium is part of the Leipzig Sports Forum and is located in the immediate vicinity of the Arena Leipzig, which was inaugurated in 2002, the Festwiese and smaller sports facilities. The stadium was rebuilt for the 2006 FIFA World Cup and is embedded in the green embankment of the "old" central stadium, the main building of which has been preserved. The arena is the home ground of Bundesliga club RB Leipzig and has a total capacity of 47,069 spectators.

Park Auensee

The traditional recreational area around the Auensee lake in the north-west of Leipzig emerged from an amusement park founded over ninety years ago. Today, the area around the Auensee offers various opportunities for sports, games and entertainment. The scenic area with its alluvial forest remnants, meadow orchards and wetland biotopes is still one of the best-known and most popular excursion destinations for Leipzig residents and their guests. It is located entirely within the "Leipziger Auwald" landscape conservation area.

Leipzig Zoo

Leipzig Zoo is a 26-hectare park-like zoo (including 2.1 hectares of water) in Rosental, northwest of Leipzig city center. It is one of the most species-rich zoos in Europe. Since 2000, the zoo has been undergoing extensive renovation and expansion under the project name "Zoo of the Future". By 2028, when the zoo celebrates its 150th anniversary, individual themed areas are to be rebuilt. According to the Sheridan Zoo Ranking by British zoo expert Anthony Sheridan, Leipzig Zoo has been ranked the second best zoo in Europe and first in Germany for several years.
