Project Presentation

In the heart of the vibrant second district of Leopoldstadt, the exciting residential project "Franzensbrückenstraße 9-11" is being built, combining modern city life with high-quality living space. The ambitious project includes a large number of privately financed condominiums, which will offer future residents a luxurious and comfortable home. In addition to the apartments, a spacious commercial space and underground parking will also be built to meet the needs of future residents. As part of the development project, a total of approximately 9.034 m² of usable space will be created here, with 86% residential and 14% commercial use, as well as 79 parking spaces. The purchase agreement has been concluded and the issuer is already the owner of the property. A building permit and the contracts for the execution of the construction measures are currently not yet available, preliminary negotiations are underway. The construction activities are scheduled to start in the 1st calendar quarter of 2024 and are expected to be completed by the 4th calendar quarter of 2025.

Vienna Prater

The area of the Vienna Prater, which covers more than 9 km², includes an amusement park, the so-called Würstelprater, several bodies of water and an extensive recreational area. The area belonging to the Prater, once auland of the Danube, is documented since the year 1162. At the end of the 20th century, numerous investments were made in the Prater's infrastructure. The Jesuit Meadow was converted into Vienna's largest playground with a toboggan hill and a winter snow-making system.

For over 100 years, the Vienna Giant Ferris Wheel has been turning at the entrance to the Prater. The Ferris wheel is both a landmark and a symbol of Vienna. A curiosity of the Würstelprater is the Republic of Kugelmugel, whose only inhabitant had proclaimed an own state in 1970, because his house was a sphere, whereby the supporting surface is thereby only a point. Augarten

Danube Island

In summer, the residents of Vienna's 2nd district benefit above all from the proximity to the artificially raised Danube Island, which not only serves as flood protection, but is also one of Vienna's most important local recreation areas. It is an artificial island about 250 meters wide between the Danube and the New Danube and has a lot to offer for people, animals and plants. The Danube Island is a popular cycling route and is ideal for water-related recreational activities, such as the water ski lift. Numerous public lidos can be found along the banks, including the most famous of them all, the Gänsehäufel. Along the old Danube there are also a number of sailing schools and boat rental facilities. The dammed part of the Danube is used extensively by the Viennese in the summer to cool off.

Karmelitermarkt

The Karmelitermarkt, one of the oldest markets still in existence in Vienna, comprises 80 market stalls. With 7,500 visitors per week, it is one of the insider tips among Vienna's markets. The range of products on offer is wide: In addition to international cheese specialties and horsemeat, you can buy ripe fruit, crunchy vegetables and various organic delicacies such as smoked meat and various dairy products. The exciting food and young art make the area around Karmelitermarkt an exciting Viennese Grätzel.
