Project Presentation

The project "Brambillagasse 4" comprises the refurbishment and optimization of the letting of residential units in an existing property in an excellent location in 1110 Vienna. The general refurbishment that has already been carried out included not only the extension of the apartments but also the refurbishment of the common parts, such as the central heating system, staircase, façade, etc. There is also additional potential through the conversion of the attic, which according to the preliminary study is 278 m². The property is currently 92% let and has a total of 15 residential units with a total usable area of around 585 m².

The project currently generates rental income of around €75,000 p.a. The fully renovated residential units have already been successfully let and impress with their compact and extremely well thought-out floor plans. The 594 m² plot also has an inner courtyard and garden areas. Welcome to 1110 Vienna

The 11th district, also known as "Simmering", is located at the southern end of Vienna and borders directly on the Danube Canal. Unique to Vienna is the very high proportion of grassland of almost 45%, which is largely used for growing vegetables. Due to its proximity to the Danube Canal and its location on the city limits, many traditional industrial companies such as Siemens, Steyr and others have settled in Simmering.

The rural character of the 11th district is particularly noticeable on the southern edge of the district towards Lower Austria and changes quite quickly the closer you get to the center to the north. Despite its location and periphery, Simmering is perfectly connected to the city center thanks to the many important transport links across the district. The proximity to Schwechat Airport is also a plus point - from the S-Bahn stations in the district, you can reach both Schwechat and Wien Mitte in no time at all, making the eleventh district a popular residential area for commuters and frequent flyers.

Herderpark

Herderpark in Simmering was created in the interwar period of the 20th century according to plans by garden architect and city gardener Fritz Kratochwjle and was opened in 1930. During the First World War and in the 1920s, the area was used by allotment gardeners. The park was expanded after the Second World War. Among other things, a ball playground was built on the site of an air raid shelter and the promenade along the former Wiener Neustadt canal was extended. Today, Herderpark has playgrounds, a family pool and paths with special planting, such as the lilac path, the ornamental cherry path or the ornamental apple path.

Simmeringer Bad

The Simmeringer Bad is a so-called combination pool that combines an outdoor pool and an indoor pool. The pool is located in Florian-Hedorfer-Straße and operates in such a way that the indoor pool is active when the outdoor pool is closed and vice versa. This means that there is a swimming offer for the Viennese and visitors to the city all year round. There is plenty to see and try out here, especially for children and sports enthusiasts: Water islands, massage jets, an adventure pool with a water slide, a fitness trail and many other attractions ensure a constant stream of visitors.

Vienna Simmering train station

Vienna Simmering station is a transportation hub in Vienna's 11th district of Simmering, consisting of the Simmering subway station and the ÖBB Wien Simmering stop. In addition to regional and S-Bahn trains, long-distance Regiojet trains also stopped here between December 2017 and December 2020. It is also the eastern terminus of the U3 underground line. It is also named after the 11th district. The Laaer Ostbahn crosses the Simmeringer Hauptstraße at an elevated position, runs across the Prater and the Danube to the 22nd district and on to the north-eastern Weinviertel.

Simmeringer Haide

The former pastureland and the topographically rather inconspicuous Simmeringer Haide today contributes significantly to the landscape of the 11th district. Since the Simmeringer Haide has been used intensively by farmers to grow vegetables and cereals, glasshouses stretch for miles and provide the Viennese and residents of Simmering with fresh vegetables. Today, the former Haide is also home to the main sewage treatment plant of the Simmering waste disposal company, the main workshop of the Vienna Transport Authority, the Vienna Gas and Electricity Works and numerous private companies. There are also several small housing estates with a rural character.

Simmering Neugebäude

Neugebäude Palace is an impressive Renaissance palace in the 11th district of Vienna, Simmering. It was built in the 16th century and once served as a hunting lodge for the Habsburgs. Today it is a popular cultural center where events, concerts and exhibitions take place. The castle impresses with its architectural beauty, its magnificent interiors and its idyllic castle park. Visitors can tour the castle, discover its history and enjoy the peaceful atmosphere of the surrounding park.
