Project Presentation

The project "Angererstraße 13" is an existing property in the center of the 21st district of Vienna, which will be partially renovated and extended by an attic conversion. The property currently comprises 19 residential and 3 commercial units with a total floor space of 1,955 m². In terms of transport, the location is excellently connected; due to the Vienna Floridsdorf transport hub (U6, suburban trains, regional train connections), which is 300 meters away and within walking distance, the city center can be reached within 30 minutes.

As part of the development project, a further 385 m² of usable living space will be created here, increasing the total usable space to around 2,340 m². Different apartment types and sizes meet high-quality equipment of the units. The expansion is a 100 percent residential use. Following completion of the development project, all residential and commercial units will be sold individually.

The purchase agreement has been concluded and the Issuer is already the owner of the property. A building permit and the contracts for the execution of the construction measures are currently not yet available, preliminary negotiations are underway. The construction activities are scheduled to start in the 3rd calendar quarter of 2024 and are expected to be completed by the 4th calendar quarter of 2025.

The 21st district or also called "Floridsdorf" is a district in the north of Vienna. It borders the Donaustadt district to the south and east and the second longest river in Europe, the Danube, to the south-west. On a size of about 45 km² live about 174,000 inhabitants. Floridsdorf is thus one of the most populous districts of Vienna after Favoriten and Donaustadt. Despite its high population, Floridsdorf is in the lower quarter of Vienna's population density. There are many reasons for choosing Floridsdorf as a residential district: Partly still rural settlements offer tranquility and give a small-town feeling of life, the proximity to the Danube Island provides the appropriate space for leisure activities, and thanks to excellent transport connections, one can reach the city center within about 20 minutes.

Nothing is worth more than a good location. The project "Angererstrasse 13" is located in the center of Vienna's 21st district Floridsdorf. In the immediate vicinity are numerous local amenities of all kinds, retail and a variety of leisure and recreational facilities. Due to the Vienna Floridsdorf transport hub (U6, suburban trains, regional train connections), which is 300 meters away and can be reached on foot, the location is excellently connected to the public transport network and the city center can be reached within 30 minutes. Old Danube

The Alte Donau is an old arm of the Danube in Vienna. Only seven subway stops away from Stephansplatz is the recreational area "Alte Donau". A variety of popular public lidos can be found along its banks, including the most famous of them all, the Gänsehäufel. The Old Danube is ideal for water sports and recreational activities and is popular for windsurfing and boating on summer days. Along the Old Danube you will find a variety of sailing schools and boat rental facilities. Every year, the Alte Donau attracts around one million visitors.

Floridsdorf Water Park

The Floridsdorfer Wasserpark is a small part of the Alte Donau designed as a park in Vienna's 21st district of Floridsdorf. The park was created from 1928 to 1929 and has an area of 143,000 m², about one third of which is occupied by water areas. The water park was one of the largest projects of the Vienna Municipal Gardens under the then director Fritz Kratochwjle. There are 2 ponds connected by canals, as well as a large island. The paths are set with gneiss stones and lit with romantic lanterns. Steep, small Japanese-style bridges cross the canals.

Danube Island

In summer, the residents of Vienna's 2nd district benefit above all from the proximity to the artificially filled Danube Island, which not only serves as flood protection but is also one of Vienna's most important recreational areas. It is an artificial island about 250 meters wide between the Danube and the New Danube and has a lot to offer for people, animals and plants. The Danube Island is a popular cycling route and is ideal for water-related recreational activities, such as the water ski lift. Numerous public lidos can be found along the banks, including the most famous of them all, the Gänsehäufel. Along the old Danube you can also find a variety of sailing schools and boat rentals. The dammed part of the Danube is extensively used by the Viennese for cooling off in summer.

Floridsdorf District Museum

The Floridsdorf District Museum, also known as the Floridsdorfer Heimatmuseum, is a museum in the Mautner Schlössl in the center of the 21st district of Floridsdorf in Vienna. In 1933, the district head of Floridsdorf Anton Feistl founded the Floridsdorfer Heimatmuseum as chairman. The museum gives an overview of the history of Floridsdorf and offers a wealth of old documents, pictures and objects about the district history. The museum deals with the local history and folklore of Floridsdorf, the Bisamberg, the Danube in Vienna, as well as focusing on railroads and industry.

Vienna Floridsdorf train station

The Wien Floridsdorf train station is the most important transportation structure north of the Danube in Vienna and is located in the 21st district. In addition to the actual station for regional trains, it contains the S-Bahn as well as a subway station. Both the northern end of the S-Bahn main line and the northern terminus of the U6 subway line are located here. Together with numerous shopping facilities, public institutions such as the Magistrate's District Office and several transfer possibilities to regional buses, the station forms a suburban center.
